Common misconceptions

“Changing syndic is complicated” — is it really?

Most of the obstacles to changing are simply misconceptions. Here is the reality.

💸

“It will be expensive”

Putting the role out to tender is free and without obligation. Comparing often means discovering fairer fees and clearer accounts.

⏱️

“It takes too long”

The change is decided at a single general meeting. Once the decision is passed, the transition is structured and quick.

📁

“We will lose the file”

The outgoing syndic is required to hand over all the records and accounts. We take care of recovering every document.

The journey

Changing your syndic in 3 steps

A clear process, in which we stay alongside you from start to finish.

A costed fee proposal and condominium accounts side by side

1. Putting the role out to tender

You contact us for a quote. We assess your condominium (number of units, budget, requirements) and give you a detailed fee proposal, to compare at your own pace with your current syndic.

2. Vote at the general meeting

Changing syndic is put to a vote at the general meeting. We help you have the item placed on the agenda and prepare the resolution, so that the condominium board arrives ready on the day of the vote.

3. Handover of the file

Once appointed, we obtain all the documents, contracts and accounts from the outgoing syndic and ensure continuity of management — with no interruption for the condominium.

Worth knowing: the exact arrangements (notice period, quorum, majority required) depend on the condominium regulations (règlement de copropriété) and on Luxembourg law, in particular the Law of 16 May 1975. We will guide you through your specific case.
